Think of the plant room as a system
A boiler can be operating correctly while another component limits overall performance. Pumps, valves, expansion equipment, controls, hydraulic arrangements and hot-water plant interact, so planned maintenance should take a system-level view.
Heating boilers
Each boiler should be maintained according to its manufacturer and installation requirements, with appropriate operational and safety checks undertaken by competent personnel.
Hot-water plant
Commercial buildings may have separate hot-water generators, cylinders or calorifiers. The maintenance regime should reflect the equipment installed and the building's operational and water-hygiene requirements.
Pumps, vessels and controls
Circulation pumps, pressurisation equipment and expansion vessels can all cause heating problems if they deteriorate. Controls also deserve attention because poor sequencing or settings can affect plant operation.
